Overview
Pricing in ProhostAI is a per-night calendar grid. For each listing and date you can set the nightly price, minimum and maximum stay length, and whether the night is available — and see how the listing is performing alongside it. If you'd rather let an engine price for you, connect PriceLabs and it becomes the price writer for the listings you map.
The price grid
Open Pricing in the side menu and pick a listing. Each night exposes:
- Price — the nightly rate for that date
- Min nights — shortest stay that can start on that night
- Max nights — longest stay that can start on that night
- Availability — whether the night is open or blocked
Edit a single night and the change saves to that date. There is no rule engine to configure — what you see on the grid is what guests see.
Occupancy and revenue
The pricing view shows performance next to the grid so you can price with context:
- Occupancy — 7-, 30-, and 60-day occupancy, per listing and aggregated
- Average price, revenue, and available vs. total nights for the date range you're viewing
Use these to spot soft dates and adjust the nights that need it.
Automated pricing with PriceLabs
For hands-off dynamic pricing, connect PriceLabs via its Customer API. Once connected and mapped to a listing, PriceLabs becomes the authoritative price writer for that listing — it sets the nightly rates and ProhostAI syncs them out. PriceLabs is optional: listings you don't map keep the prices you set on the grid.
Where your prices go
When you save a night, ProhostAI pushes the price, stay rules, and availability out to the listing's connected channel — the OTA (such as Airbnb or Vrbo) and your direct-booking site — so the same numbers show everywhere. For PriceLabs-managed listings, price and min-stay updates flow through PriceLabs while availability still syncs to the channel directly.
